The general contractor is a business that does all of the things required of any business – licensing, insurance, etc. and will charge a competitive rate. This type of company usually has the skills/personnel to perform the entire scope of work related to the construction or remodeling of your commercial or residential property. These are the companies you hire to “do it all” for you.
The bona fide subcontractor is also a business doing the things required of any business – licensing, insurance, etc. and will charge a competitive rate. This company has the skills/personnel to perform very specific disciplines(trades) related to construction or remodeling of your commercial or residential property. They work as a subcontractor to the general on many jobs. They may or may not work directly with individuals. Trades include but are not limited to door and window removal and replacement, flooring installation, drywall, paint, tile installation as well as concrete, framing, roofing, interior trim and more.
The independent tradesman is very similar to a subcontractor in that they have expertise in one type of trade. This tradesman may or may not be operating as a business. This person’s price may be less, because they are not paying for the overhead of a business.
Some of this overhead is to cover things that protect you the homeowner. Decide before you make any calls what you are looking for and what risks you are willing to take on.
